When an equipment is spawned, there is a chance that it will have special properties. When you equip it you will see one or more rune properties with a power level next to each rune. This value can go up to 5 (or 10 for two-handed equipments) for each rune on the item. For example: ancient(5) radiant(1) stained(2). Rarity increases dramatically as the power level increases.
These equipments have a rare chance to be crafted, and a better chance to be found in chests. The deeper you are in UW and higher your questing skill is, the better runes you will find. Properties stack between equipped equipments.
Presence of runes increases the level requirement of the item. Each power level of each rune will increase the level requirement by 3. For example: a regular Guardian Ring requires you to attain level 15 to wear it while a Guardian Ring with stained(2) needs level 21 to wear it.
Note that the rune bonuses are directly add onto your current status rather than increasing (multiplying) by a percentage of that status. If your current gained experience modifier is +150%, equipping an item with Ancient(1) rune will change your modifier to +160% (150%+10%), but not +165% (150%x(1+10%)).
